Tringali Project Appeal Hearing Postponed

A citizen's appeal of construction of multi-units on the former Tringali parcels on 4th Street scheduled for Wednesday has been postponed City Attorney Teresa Prince announced at the city commission meeting.
The appeal before the city's Board of Adjustment (BOA) was cancelled after the board was unable to have a quorum to conduct the hearing and hold a vote on the matter.
Taina Christner, who lives in the impacted neighborhood, filed her administrative appeal July 16, challenging the city’s issuance of 16 building permits for four triplex buildings (12 units total) on July 7. She argued the permits violated both the Land Development Code Section (LDC)1.03.05 and an order by Nassau County Judge Eric Roberson on December 27, 2023.
Christner's appeal centers on Roberson’s order that found Section 1.03.05 “clearly applies” to the Tringali parcels, meaning multiple dwelling units could not be built on the combined lots without first securing a variance from the BOA. The city and developer appealed that ruling, but on July 14, 2025, the Fifth District Court of Appeal dismissed their petition, leaving Roberson’s order intact.
In order to hear the appeal, the BOA was required to have five members in attendance. Prince said board was only able to have four members present due to unexpected circumstances.
The hearing is now scheduled to heard in October.
