60 Townhouses proposed on Amelia Island parcel



A proposed 60-unit townhouse complex on the south end of Amelia Island will be reviewed Tuesday by the Nassau County Development Review Committee.

The project is on four parcels totaling 7.4 acres adjacent to Stewart Avenue, just east of A1A. The property is just south of The Enclave at Summer Beach neighborhood.

Kevin Martin Realty of Jacksonville is the listed agent for the applicant Ocean Gardens Amelia Land Trust. The application was filed on Oct. 11.

The property is zoned residential single family and would require a rezoning of residential townhouse by the Nassau County Commission.

The project is named Ocean Garden Townhomes.

The Development Review Comittee meeting will start at 9 a.m. Tuesday and be held at 96135 Nassau Place, Yulee, FL 32097 in the Commissioners’ chambers and recorded by the Clerk’s office.

Stop rezoning! It will put the island on life-support and the money needed to resuscitate it will be long gone in the developer's pocket.

Now that's MEGA density! When will it stop? At least b it's in the county, not downtown Fernandina Beach.

And it's not a HAZMAT chemical manufacturing plant. But at 2 cars (avg) per household, they are going to need more parking. Doesn't even take into account if someone tries to have a party and has guests!! Makes you wonder if any impact studies were done. It's easier to build in the county than the city, too. FAR less paperwork/fees.

I'm against rezoning to allow more building density. How many single homes is it zoned for? How are we going to solve storm water flow to prevent flooding. Furthermore, more traffic.
